“It’s too far from Austin.”

Once people move in, the commute feels simpler than they expected. Plus, many parents work hybrid or remote schedules and choose the trade-off for quality of life. The Y at Oak Hill should be finished in the next year and that should shave off an additional 10-15 minutes in the commute into the Austin area.

“Only wealthy people live in Dripping Springs.”

There is a wide range of homes and lifestyles here. While some communities are luxury-driven and are priced above $1 million, new neighborhoods are popping up in 2026 with price points starting in the mid $300ks. 11,000 new rooftops are planned to be built in the next 10 years.

“They’re running out of water.”

Water conservation is a topic in most Hill Country towns, but DS planning continues to evolve. Many homes use rainwater collection, neighborhoods have irrigation restrictions, and new developments are designed with sustainability in mind. The area continues to plan for future growth and problem solve future water solutions. After the floods in July 2025 Lake Travis and the aquifers were recharged with over 20 inches of rain. This significantly improved the drought conditions.

“You’ll feel too rural out there.”

This one disappears immediately. Dripping Springs is peaceful, but it’s not isolated. There are about 88,000 people in the Dripping Springs ETJ and although some neighborhoods may feel more remote, you are never more than 20 minutes to an HEB.

1. Water Restrictions

Dripping has been in a drought for a few years and so watering restrictions are in place for irrigation and new development. There is a moratorium for commercial wells right now and this is pushing more new home builders to wait until there is more city water available or they are doing fewer homes and requiring rainwater… which is the silkiest water in the world!

2. Deer, Scorpions & Bugs

Nature is abundant here. You will see many deer grazing and jumping through yards. It’s not uncommon to hear about porcupines, coyotes, skunks and the rare mountain lion sighting out in the country. There aren’t as many mosquitos here because we aren’t near as much standing water (and the bat population eats them), but there are scorpions and chiggers. You’ll learn quickly to stay out of the tall grass once you experience chiggers for the first time!

3. Traffic During Growth

290 is expanding but still gets backed up. The explosion of new homes since 2021, schools, and businesses means growing pains as the infrastructure is not there to support the amount of new people and cars in town. Traffic at RR 12 and HWY 290 backs up significantly during school drop off hours and rush hour. Although the city has a long term plan for more roads and infrastructure, they are playing catch up with planning and building them after the covid boom when the town saw its largest growth period.

4. Aquifer Concerns

Residents care deeply about the environment and water sustainability. Education is part of moving here. There are many locals who fight larger developments when possible to keep from polluting and draining the aquifer more. Recently the locals had a major victory against an outdoor 5000 seat concert venue that was supposed to be built on Fitzhugh Rd. The developer recently sold the land to the Shield Ranch after a massive movement by the locals to stop the venue from proceeding. There are still concerns for the aquifer with new development and more water wells being drilled, but the county will continue coming up with solutions for water.
