Maddalena Ranch Dripping Springs 10 acre Development

There’s something happening off Prochnow Road that feels very different from the typical “luxury subdivision” popping up around the Hill Country. Our office got to tour Maddalena Ranch this morning and it was gorgeous!

The development is approximately 233 acres in Dripping Springs. Maddalena Ranch is a new high-fenced, gated ranch community with only 23 homesites, each around 10 acres. Pricing currently begins in the $850Ks for homesites.

What immediately stands out about the property is how much emphasis was placed on preserving the natural beauty of the land instead of overdeveloping it. They removed all of the cedars and left the the gorgeous oak trees for the new owners.

One of the more unique aspects is the wildlife management plan. Maddalena Ranch is high fenced and will feature an ag-exempt herd of Axis deer, helping owners benefit from agricultural valuation tax savings while still preserving the ranch feel of the property. In an area where property taxes can become a major long-term cost consideration, ag exemption can make a significant difference over time, as well as being able to see beautiful exotic deer roaming your property!

There’s a seasonal creek running through portions of the ranch, spring-fed grottos, a stocked fishing pond/lake, limestone cliffs, hiking and biking trails, and a 15-acre shared preserve designed to keep large portions of the ranch feeling untouched.

“The Preserve” appears to be one of the defining features of the community. Nearly 3,000 feet of trails reportedly wind through the ranch along the creek and pond, passing mature elm trees, large limestone boulders, and open natural areas that were intentionally left intact.

Architecturally, Maddalena Ranch is clearly leaning into authentic Hill Country design instead of modern cookie-cutter builds. The development references architectural guidelines focused on native stone, generous overhangs, and homes designed to blend naturally into the landscape rather than overpower it. We call that Modern Heritage design style!

Location-wise, it’s positioned in one of the prettier parts of Dripping Springs near Creek Road and Mount Gainor Road. You still get the feeling of being tucked away in the Hill Country, but you’re within reach of Dripping Springs restaurants, wineries, breweries, Hamilton Pool, and Austin. The community states it’s roughly 30–45 minutes from downtown Austin depending on traffic.

The community is also located within the highly regarded Dripping Springs Independent School District.

From a long-term value perspective, developments like this tend to attract buyers looking for legacy-style properties rather than speculative short-term builds. With only 23 homesites available, scarcity is likely going to become part of the appeal over time.

Personally, I think what makes Maddalena Ranch stand out is that it feels intentional. The developers appear to have spent considerable effort preserving the land’s natural features instead of maximizing density. In a market where true acreage communities close to Austin are becoming harder and harder to find, that’s a pretty rare thing.

If you’re looking for a luxury acreage homesite in Dripping Springs that feels private, natural, and distinctly Hill Country, Maddalena Ranch is definitely one to watch closely. Give me a call to schedule a tour today! 512-569-8480
