The First Conversation
Everything starts with a no-pressure conversation. You can call, text, message on IG, or reach out through my website. Most people email or text first to set up a 15-20 minute phone call where I learn more about where they are in the process, what their timeline is and talk through any questions they have about the area. I then begin an MLS search for you and wait to here when you are scheduling your first trip to Dripping Springs to explore the area.
At this point I love to connect in person, typically at Mazama Coffee, and then show you a few homes in the neighborhoods you are interested in to get you in to see the quality and feel of the types of construction.

Signing the Buyer Representation Agreement
Before we can tour any homes we must sign a buyer representation agreement. This simply means I officially represent you and your interests.
I have fiduciary duties to you, which include protecting your financial interests, negotiating on your behalf, and keeping your information confidential. This form also details out how a buyer’s agent is paid. In most cases, my compensation is paid by the seller’s net at closing. We can discuss the NAR settlement and all of the new changes that are now law for buyer’s agents showing people homes. One of these changes is that buyer’s must sign these forms before touring (even virtually) a home with a realtor. I can answer any questions you have about it!

Getting Financially Ready
Before we look seriously at homes, we make sure the financial side is lined up. I can recommend several local lenders to you or you can use your own lender. Here is a blog post on why using a local lender may be a better idea than a big box lender like Rocket Mortgage or Wells Fargo.
They will guide you through pre approval, which looks at income, credit, debt, and down payment. This helps define a realistic price range and strengthens you as a buyer when it is time to make an offer.
Knowing your numbers early keeps you from falling in love with a home that does not fit and helps us move quickly when the right one comes along.
Your Buyer Strategy Session
This is where things get exciting and strategic. We build a plan around you, not just around bedrooms and bathrooms.
We talk through neighborhoods that match your lifestyle, whether that is being close to Mercer Street, near certain schools, closer to Austin for the airport or commute downtown, on acreage, or in a neighborhood with trails and amenities. We look at price trends, new construction versus resale, commute patterns, and long term resale potential.
We also define your non-negotiables and where you are willing to be flexible. This strategy session helps you buy with intention instead of emotion alone.

The Home Search Process
Now the fun part begins, but it is also where my experience matters most.
You will receive custom searches based on your goals. I often know about homes before they are widely marketed and can keep an eye out for off market opportunities through my local connections. As we tour homes, I help you see beyond staging and photos and also point out potential resale risks, layout concerns, future developments that may impact lifestyle/value or future costs.
I am not there to sell you a house. I am there to help you choose the right one.
Making an Offer
When you find the home, strategy becomes critical. I run comparable sales to help determine a strong and smart offer price based on my knowledge of the market, national trends and seasonality. We also look at terms beyond price, such as option period, closing timeline, seller leaseback and possible concessions.
In competitive situations, I guide you on how to be strong without being reckless. The goal is to win the home while still protecting you.

From Contract to Closing
Once you are under contract, there is a lot happening behind the scenes. I help coordinate inspections, review reports with you, and negotiate repairs or credits when needed. We track the appraisal, stay in close contact with your lender, and make sure all deadlines are met. Read the blog post here about the home buying process.
Before closing, we do a final walk through to confirm the home is in the expected condition. On closing day, you sign, get your keys, and step into your new home with confidence, not confusion.
