Saving you money: One of the most important things that a real estate agent can do is to make sure that you are not being taken advantage of. There are a lot of tricks in real estate sales that consumers may not be aware of and it takes a great buyer’s agent to know the market, the data, the process and the tricks to protect the buyer and ultimately save them money! When you decide to go at it unrepresented then you may be taken advantage of. One of the things that I’ve always heard is that when you try to buy without representation then it is like walking into a courtroom without a lawyer. You could lose BIG!

I also stay on top of what is active, under contract and closed. I study the information so that I know if the home is priced well or way over what you should pay. I’m here to make sure that your interests and money are protected! I have saved my last few buyers an average of $30k on their purchases through price negotiation or seller concessions. Cha-Ching! Every negotiation is different, but you know I will try to get you the best deal with my market knowledge!

Saving your mental sanity: Anxiety can spike to an all time high in real estate transactions and I am here to help problem solve things as they come up and try to be preemptive about them before they can even become a problem. I have spent weeks following up with a lenders for a buyer who didn’t have time to deal with an issue. I have dropped my evening plans to go and meet vendors at a buyer’s home while they were out of town and couldn’t make it. I have done video tours of properties for families who were out of state and couldn’t get a flight in to see it before it went under contract with multiple offers. Provide safety: There are a lot of ways that things can go wrong in a real estate transaction. My uncle has been a top broker in Denver for 30 years and told me that real estate agents have the largest heart attack rate in America because of the stress they are under. I totally understand what he means! There are a lot of guidelines and rules, contracts and forms, processes and problems to solve! As a buyer’s agent I stay well informed with what is happening in the industry as well as the 44 ways a buyer can get out of a contract. I keep a close eye on the timelines of contracts and the ways that I can protect my buyer’s earnest money. My broker is also one of the strictest on compliance in the area and always makes sure that his agents are on the up and up to represent our clients in the most professional way possible!

Get it done FAST: Speed is kind of my thing. I am HIGHLY responsive when you need me. I have not ever worked normal business hours in my life and am used to staying up until midnight to work or getting up early if needed. I’ve had buyer consults at 10 PM because of time zone changes, stayed out showing homes past dark and writing an offer late into the night because they were due the next morning and have dropped my personal schedule more than once to GET IT DONE!
